M&V, MBCx, WTF: Building Performance Monitoring as a Means to Achieve Decarbonization Goals

Abstract

As more building owners adopt net zero commitments and find their properties subject to energy performance and emissions regulations, the question now is how can we achieve these ambitious energy and carbon reduction targets? This session proposes a holistic approach to building performance monitoring that allows owners and project teams to comprehensively monitor the health of their buildings and accurately forecast how to achieve energy and carbon targets. Contractor, designer, and operator involvement early in the process is key to achieving the owner’s goals, but what does this look like in practice? Presenters will walk through the evolution of M&V and MBCx for LEED and California Title 24 requirements and outline drivers to implement submetering, then dive into the role of contractors, designers, and operators in achieving these goals. Ultimately, this session presents a critical piece of the path to decarbonization: how to use submetering to capture data on the full impact of building operations. This building performance modeling approach grounds sky-high targets in real-time data and sets owners up for success.

Bio

Ally Duncan, LEED AP BD+C and CBCP (Certified Building Commissioning Professional), is an MBCx Engineering Project Manager at Stok. Having uniquely worked as owner, engineer, and niche energy consultant, Ally combines over a decade of broad energy and sustainability experience specializing in commissioning, energy related data analysis, and building decarbonization strategies to meet and exceed clients’ diverse requirements. She is passionate about building a rapport with the owner and all project stakeholders to successfully implement the monitoring-based commissioning (MBCx) and measurement and verification (M&V) services needed to ensure that projects continue to operate as intended. She has experience on a breadth of project types and depth on complex system types, specifically healthcare, laboratories, and government/specialized facilities. She most recently presented at the 2021 Greenbuild International Conference and Expo on implementing zero carbon at scale.
